What does our company do?

The common misconception is that your monthly rent payments are being automatically being reported to the credit bureaus. It is not!

Our company is one of VERY few companies that are registered with the 3 major credit bureaus. This relationship we have allows us to report your rent payments and history on your landlords behalf, directly to the bureaus.

In other words… Every month you pay your rent, we will tell the credit bureaus that you have paid ‘on time’ and the amount you paid. When the credit systems see this, they assume you are a good credit risk and will in return immediately increase your credit score, on average about 30-50 points. Additionally, they continue to increase your credit score every month there-after. 

  • Typically, your monthly rent payments make up about 25-35% of your monthly income. So, by not reporting this to the credit bureaus, they think you are just wasting this money on various things that are not ‘responsible’ things. In a nutshell, there is not a report that shows your FULL & ACCURATE rental history. MOST landlords do not report your rent payments to the three bureaus.

Typically, a landlord will only report your negative payments or in most cases if you were evicted and you owe them money. You might ask yourself, why is this? This is because it cost the landlord money or time to report tenets payments to the bureaus and landlords have “more important” things to do. 

Where do you start?

Probably the best way to get an idea of your rental history is to do a credit check with the three bureaus. You can have your credit report pulled from various websites on the internet. This will allow you to see if there are any issues or items that are incorrectly being reported. 

Can you have your current rent payments and history reported to the three credit bureaus?

If you are a landlord and want to report your tenants rent to the three credit bureaus, we are here to help. Your tenets rental payments never benefit their credit score if they are NOT reported to the three bureaus. Until recently, there was no way for your tenets to get better credit scores by paying their rent on time. 

That changed with the three bureaus about a decade ago. So now, the credit bureaus can take your tenets positive payment history and have it reflected to the national credit bureaus. By doing so, it will help build their credit profile and raise their credit score. 

With your help as their landlord, we can get this information to the bureaus to help them get better car loan or credit card rates. Your tenets will be more likely to move in or stay with a landlord that helps them every month. Plus they will be more likely to pay their rent on time, knowing it is immediately reported to the credit systems.

  • Some landlords would prefer to handle the reporting process themselves. Here are some helpful tips to expedite the process. 

Things to know:

  1. To be an independent reporter to the credit bureaus, you have to have at least 1,000 units. That means you need at minimum of a thousand houses or apartments.
    • This excludes any small property owners who only own one or two rental properties and very large apartments that may have 300 or 400 units. They just don’t have enough tenets to report that data to the credit bureaus on their own. 

  2. You will need to contact and setup an account with each of the three credit bureaus.
    • There is an application fee. Good news, this application process is not terribly hard, but it will take 3-6 months to have your properties approved.
    • The credit bureaus will need to inspect your properties, which they will charge you about $60. During the inspection they will want to make sure the data and computers are secure, dead bolts on the doors, proper signage, plus various other things at the property.
    • You will need to send the data to the bureaus in the correct format. They will not accept anything other than Metro-2.

    • Pretty easy process to get started.
  • Cons:
    • This service is only reporting your rental history to ONLY one of the three bureaus. There are three credit bureaus in the credit system: Equafax; Transunion; & Experian. When you are trying to get something financed, that financing company will look at ALL three credit bureaus, not just Experian. In the industry this is called ‘Mid Credit Score,’ which means they look at all three and find the middle score. If Experian is high, but the other two are low, it doesn’t help you much when trying to get a loan.

Here are a couple things to know.

Two ways to raise your credit score, fast.

 

First Step:

Know what type of credit issues you have?

  1. Lacking credit. This means you don’t have enough credit on your credit report.
  2. Over extended credit. This means you have more debt than you can afford to repay.

Other possible questions:

  • What is perfect credit? Anyone who has a credit score of 740 or greater is considered ‘excellent’ or ‘perfect’ credit. The majority of Americans have scores way below excellent, so you are not alone. 

Maybe you are lacking credit, maybe you are over extended, or perhaps you are a hybrid of both. Most importantly, if you are unsure how your credit looks. Find a credit monitoring system to pull your credit report. This credit report needs to show you a comprehensive look at the FULL history and the FULL report for ALL three credit bureaus. Make sure you find a really good company that will really help you attack your credit issues.

Here is what to look for:

  1. How many revolving accounts? Make sure you have a minimum of THREE revolving accounts.
    • What is a revolving account? Any type of a credit line that you have multiple options to pay on a monthly balance. Like a credit card, where you can pay just a little portion or the whole thing off. 
  2. How many installment accounts? Make sure you have at least ONE open installment account.
    • What is an installment account? Any type of set term and set payment structure… You can pay more than what you owe per month, but not less. This would be like a mortgage or car loan.

  3. Are you over extended on your credit?  Look at your checkit.credit score factors report. This report will tell you bureau by bureau, what your utilization rate is.
    1. What is a good utilization rate? The people who have the best credit scores generally have between 3-12% utilization rate. Ideally, you want your utilization rate at 10%, but up to 30% is still okay.

  • The answer is pretty simple, “yes it can” build credit for you. 
  • The longer answer is “no it doesn’t” for the majority of the renting population. 

Your rental payments never benefit your credit if they are NOT reported to the credit bureaus. In fact, for over a hundred years that the credit bureaus have been in existence, there was no way to get better credit by paying your rent on a monthly basis. 

That all changed with the bureaus about 10 years ago. So now, the credit bureaus (Experian, Equifax, & TransUnion) can take your positive payment history and have it reported to the national credit bureaus. By doing so, it will help build you a stronger credit profile and raise your credit score. 

Why am I not seeing my monthly rent payments on my credit report?

  • The reason that you’re not seeing this consistently being reported on your behalf to your credit bureaus is… For a landlord to report your rental history, they have to have at least a thousand units/apartments to be able to report your data to the credit bureaus. 

That obviously excludes any small property owners who only own one or two rental properties. This also excludes very large apartments that may have 300 or 400 units. 

They just don’t have enough tenets to report that data to the credit bureaus on their own.
